Pea Ridge is about 23 miles from our Springdale shop, a little over half an hour up Interstate 49 past Bentonville and east on Highway 72. It has grown hard, from 6,559 people at the 2020 Census to roughly 11,233 by the Census Bureau's 2025 estimate, but unlike the newer towns around it Pea Ridge already existed.
That shows in the housing. About 92 percent of it is detached single-family, but only 60 percent was built after 2000 and the median home dates to 2005, so something like four in ten properties here are older, with mature trees and a landscape that has had twenty or thirty years to get overgrown. Half our work in this town is renovating what is already there. The rest is finishing new builds from bare ground, and our team in Springdale does both.

At roughly 1,300 feet, Pea Ridge is the highest of the Benton County towns we serve, and that means more slope and more exposure than a flat subdivision lot in Centerton. Underneath is the same cherty Ozark upland, Clarksville and Nixa soils with gravel through them and fragipans that perch water where the ground flattens. July averages a 90 degree high and the county sees about 45 inches of rain a year, arriving in bursts. On a slope, that combination is either a drainage plan or an annual repair bill.
